
Please join the YM/WREA for a tour of Pearl House at 160 Water Street, one of New York City’s most significant office-to-residential adaptive-reuse projects. A former 1970s office tower in the Financial District, the 525,000 sq ft building was reimagined and expanded into a 30-story community with 588 market-rate apartments, from studios to two-beds. The design by Gensler and development by Vanbarton Group moved beyond a simple retrofit—adding five new floors, carving vertical shafts to improve light and layout, and delivering ~30–40k sq ft of amenity space including gym, lounges, bowling alley, spa and rooftop social areas. Completed and fully leased by early 2025, Pearl House has become a leading case study in large-scale conversions that address downtown office surplus and urban housing demand.
